Passive Fire Protection Survey

Working on behalf of HG Construction we were commissioned to provide consultancy services and QA checks during the installation of passive fire protection of a multi-storey student accommodation block in Stratford, East London. Providing the client and main contractor confidence the internal and external passive fire protection has been installed correctly.

The 26 storey student accommodation building has 445 rooms, 75 kitchens and common areas including a café and artist’s studio.

As the building was still under construction, we were able to spot areas where fire compartments were not installed as required and could potentially allow the passage of smoke and fire. We could then follow up with further visits to make sure our recommendations had been followed and take further photographs on site for verification and inclusion in the buildings O&M file.

Our survey assessed the overall fire risk and identified areas of non-compliance along with recommendations for remediation to bring the building up to the required standard.

At Three Mills we found common construction issues that had impacted on fire safety and contravened the fire strategy of the building. These included areas where plasterboard partitions had not been adequately sealed and where compartment walls and floors had been penetrated during installation of pipework and cabling.

The design of the building included external cladding and we returned on a number of occasions to make sure this was installed to the manufacturer’s specification and met fire safety legislation.

Our team of FIRAS trained and accredited inspectors carried out visual inspections during a number of site visits, identifying areas of non-compliance and checking that work had been carried out to rectify this. HG Construction were able to rely on us to verify the quality of the work carried out by contractors and, ultimately, the safety of the building under the Regulatory Reform (Fire Safety) Order 2005 and other legislation to ensure Fire Compliant Buildings.
