Summary of the project

Adaston conducted full passive fire protection surveys in over 40 of The Crown Estate’s square mile central London Portfolio. This project involved many fully occupied properties, as well as Grade II listed buildings, which added significant complexity.

The prestigious locations and high-value customers and occupants of the buildings necessitated a high level of professionalism, which our experienced teams were more than capable of providing.

Success at a glance

40+ Central London properties surveyed
  • Fire doors and fire stopping were surveyed at over 40 central London locations

  • We arranged weekly update calls to keep the client apprised of trends and common themes

  • We maintained high levels of efficiency while working across multiple sites

How we delivered it

  1. Phase 01

    Planning phase

The key aspect of the planning phase for this project was programming, to ensure efficiency across multiple sites. Working with the client, we ensured that our visits were expertly timed around the day-to-day routines of the building occupants and visitors, minimising disruption.

  2. Phase 02

    Survey Phase

Surveying was made more complex by the nature of the buildings: all occupied, existing buildings, some Grade II listed. As such, our team had to be particularly diligent and detailed in their approach to surveys, ensuring that all elements were taken into account, and working around access issues wherever possible.

  3. Continual updates

We kept the client abreast of all progress on the project through weekly update calls with our dedicated Contracts Manager. Bolster Systems, our specialist data recording software, also allows the client to monitor progress in real time.

  4. Phase 03

    Handover phase

At handover, we provided the client with all surveying records in a clear and detailed format, in keeping with the requirements under the Golden Thread. Following the completion of the surveying project, we have engaged with the client to discuss similarly completing the required remedial works.

Lessons learned

  1. High-end customers require a professional, discreet approach

Due to the prestige of the buildings we were working within, we understood the need for high levels of professionalism. All our team members wore branded uniform on site, carried ID badges, kept to strict site cleanliness standards, minimised noise levels, and respected the access time requirements of different buildings.

  2. Efficiency is born from detailed planning

To maintain efficiency when working across multiple sites, we mobilised our dedicated, mobile team members and carefully planned the programming of works, in collaboration with the client, to ensure that access issues were minimised and no time was wasted on site.
